The Meridian house nobody in the family intends to use
Sometimes the story is suburban and simple: the floor plan is empty because nobody plans to live there, lease it under the CC&Rs, or run a remodel. “Unwanted” is a preference. It is not a legal status and it does not stop association invoices or Ada treasurer mail.
Preference still needs a direction
You can still:
- Leave it empty and keep paying the Ada and HOA lines
- Change course and occupy or lease where the documents allow
- List it
- Compare a direct as-is purchase
The checklist will not treat “unwanted” as a recommended sale.
Signing power is a different sentence
If the house is empty because a job moved west, that is one file. If it is empty after a death or a family transfer, who may convey is another. This pack will not decide authority. Ada County recorded documents and, where needed, an attorney are the usual next desks.
What a buyer conversation can and cannot do
