Ada County treasurer bills and HOA dues on an empty Meridian lot
An unused Meridian house still produces paper. This page names lines you fill. It does not publish an Ada mill rate, an association coupon, or a monthly total.
Lines to copy from paper you already have
- Ada property tax — start with the Treasurer for payment questions. Parcel context lives with the Assessor and Property Search. Suburban vacancy does not pause due dates.
- HOA / landscaping — dues, late fees already assessed, and any snow or lawn expectation the association actually billed. If there is no HOA, write “none” rather than guessing a typical Meridian amount.
- Insurance — the premium the carrier bills, including any vacancy treatment they disclose.
- Utilities — a low winter bill is still a bill. A shutoff is a different later cost.
- A repair reserve — a number you label as yours, not as our estimate.
If a line is unknown, leave it blank. The checklist will not mint the missing figure.
Winter and association cycles are calendars, not math tricks
A house empty through one irrigation season and a house empty through two HOA budget years can share the same categories and still feel different. Longer emptiness is a reason to re-ask the insurer and to walk the lot. It is not proof you must sell.
